AUCTION TERMS FOR DUNSEITH HARDWARE STORE

Bidders, due to a legal situation at hand, please be properly informed before you choose to attend this auction there is a chance you will not get to buy anything individually.  All bidders will have a chance to buy this store as a package. We apologize for any inconveniences.

STEP 1:

Auction starts at 10:00. The very first order of business would be to offer the entire business (Land, Building, and Entire Contents) for minimum of $160,000 or more. If the bid is $160,000 or more, it will be sold and the auction will be over. The successful bidder will write a check for the entire amount. Once the check clears he/she will be the new owner of the building, contents, and the real estate it is situated on.

STEP 2:

In the event that nobody bids on the entire package, the next order of business will be to sell the empty building and real estate it is situated on. This will be an absolute sale, meaning that the building and land will be sold to the highest bidder regardless of price. Anything attached to the building stays with the building, anything not attached will be sold. The new owner of the building will be aware before he bids on it that he will not take ownership until we have successfully sold all of the contents. We reserve the right to have full access and use of the entire building for the day of the auction and the following day to remove merchandise/fixtures purchased by the winning bidders.

STEP 3:

This would involve the liquidation of the entire contents of the building. As stated in step two, anything not attached to the building would be sold individually to the highest bidder. The actual auction would take place right outside the front door of the hardware store. There will be 3-4 people inside boxing up merchandise and hauling it out the front door. It will be sold by the box. After each box is sold, it will be either be handed to the successful bidder and it will become his/her responsibility.

STEP 4:

Once most of the contents of the building has been liquidated, the auctioneer will then walk through the store and sell off the larger items and fixtures that are not feasible to haul outside and run through the auction ring.

ADDITIONAL NOTES:

Sales tax will apply on all new merchandise with the exception of a buyer presenting a tax ID number. Sales tax will not apply on any real estate, store fixtures, or any used equipment. 

Winning bidder on real estate must be properly prepared and ready to apply full payment the day of the sale.

BUILDING

This building is an excellent all steel structure. It is in excellent condition and built in recent years. It is well insulated which makes it easy to heat and cool. This will be an excellent opportunity. Legal Description is Lots 19, 21, and 23 of Block 20, Original Town site of Dunseith Subject to easements, rights of way, restrictions, and prior mineral reservations and severances of record.
