Terms and Conditions:
Bidders will be required to register and sign terms/conditions before bidding on the auction. The successful high bidder upon completion of the Real Estate Auction must complete and sign a purchase agreement and render a $5000.00 earnest money deposit for each individual Tract. (The property will be offered in 4 Tracts ??? so for example if all 4 Tracts were purchased by the same individual the total deposit will be $20,000.00), in the form of a cashier check, certified funds or a personal check payable to the Real Estate Auction Co or Broker. Out of area personal checks must be with the approval of the Auction Company personnel. Balance due upon closing in approx. 30-60 days on or before.

A 5% Buyer???s Premium applies which will be added to the final price to become the purchase price. Sale is non-contingent; failure to close will result in forfeiture of the earnest money. Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation. The property is Sold ???As Is, Where Is??? please inspect the property before bidding. Taxes will be pro-rated to the day of closing.

A certified Surveyor has completed a new survey of all 4 tracts with preparation of new Legal Descriptions and the necessary easements in place.
